Infill & established sites
Constructing a house on a lot that has an existing dwelling and located in an established neighbourhood. As the appetite for intensification of established neighbourhoods is increasing across the various district councils and central government, District Plans have been amended to permit multiple dwellings on a single lot.
We also have experience with sites where existing dwellings have been removed to make way for a dwelling that is better suited for a client's needs.
Newly created sites
This can be land that has been unlocked through subdivision or lots cut from properties that formally had a non-residential use (rurally zoned land for instance). Design responses for these kinds of sites can involve setting a vision for how the landscape may develop over time around the home (planting, landscaping, auxiliary structures, etc) as well as taking cues from the wider topography and area.
Auxiliary & small buildings
The little buildings that serve and support the primary dwelling. These might be sleepouts, studios, rumpus rooms, outdoor dining, garages, car decks, saunas, & spa shelters. These add amenity to a property and can also be a way to ‘bookend’ or form a sense of entry for a site.
